Whaddya need a Business Contract?

A contract is an agreement between two parties. It can be a bilateral or unilateral contract, and the end result is execution of contract (completion). There are 5 essential elements required to support a valid contract:

  1. Agreement. This includes offer and acceptance communicated to the party involved in the preliminary negotiation.
  2. Consideration. Something of value or bargained for in exchange for a contract.
    The value does not have to be equal on both sides.
  3. Capacity. Must be at legal ability to accept or create a contract. If one party is no capacity to deal with the contract, the contract is void.
  4. Legal Purpose. Must have a legal purpose enforce the contract.
  5. Genuine Consent. Genuine consent does not have to be shown by in writing except for contracts covered by the Statute of Frauds (and those must always be in writing).

To execute the contract from to start to finish, these elements will help complete the tasks assigned for both parties. Without any of these elements present in contract, it will be easily void.

FYI. Always consult a professional when you need to create a business contract, to make sure all important matters are covered.

Developing a website for business!

Developing a website is a challenge for everyone, some don't have knowledge to start, some don't have the money, some don't have the time, etc. Which one are you?

I personally having a time management issue to start a project. I believe 24 hours is not enough for me. I'm asking God to make it 48 hours. Just kidding.

Seriously, I plan to develop a domain to a full website at least 1 web project a week. So far, I'm behind 1-2 weeks for every project. The last project is www.Chicago-City.com and www.FairfaxCity.com, the design and content is 80-90% complete. I need to bring up the advertising space so the visitors will know that we are accepting ad space. I have the graphics for ad space ready, so integrating the auto paypal payment is next. I hope to can complete this task in a week.

I'm also building my development team but very slow in process. So I guess I will be another months of managing my time in a more productive way. Hey what about my Marketing Team, I guess this is next!

We all think our online properties (domain names and/or website) worth a few hundred, or thousand, or maybe a million hard earn cash. I guess some of you will agree with me and some don't, who really care? We just want to make money, that's a primary goal. Though we have to make a simple baseline to follow so we can meet that goal.

The question is "How do you negotiate a deal without losing your potential customer?".
This is based on my previous transactions as a buyer or a seller.

I'm always open to offer. I hate putting bin price or fixed price, this will push the "potential" buyer away. I let the buyer set the price how much they can afford to purchase the domain. It's the buyer who really knows what his/her budget anyway. If the offer is close enough, we seal the deal right away. Then move on to the next.

Not all domains fall to "best offer" negotiation. A good example is GEO online properties (domain name), they don't get a lot of traffic if not develop. This is similar to some premium keywords found in the Internet. The selling negotiation and pricing is different.

I hope I was able to provide you some basic tips on how you close a deal.

This how to guide is prepared by pcproffenno, a DNF member.

I would like to share this information to all entrepreneurs.

HOWTO Start ---
I stumble upon a lot of people all the time who does not know how to pay with PayPal's "mass pay" feature, which only costs $1 in fees, instead of the usual 4%. I will therefore try to write a quick guide on how to do this. It is quick, easy and as long as you're paying with PayPal balance, anyone can do it. Some people believe that PayPal is only charging fees if the buyer is paying from credit card, but this is not right. PayPal charges roughly 4% of the amount from the payee, even though it is a PayPal balance payment.

Mass pay can be made only from a Premier/Business account, not from Personal accounts. Paypal does not charge incoming payments from balance to private accounts, so if you pay someone with a private account, just send normal payment, its free.

I know most of the experienced domainers on this forum knows how to do a Mass Payment, but I thought this might be useful for all the new domainers out there. Here we go...

Mass Payment
According to PayPal's mass pay instructions, you are supposed to create an Excel file with the payment information and save the file as a text file with tab separated values. I believe there is a much easier way to do it:

I. Open up notepad (or any text/ascii editor)
II. Type the following information, separated by tabs (use tab key, not spaces).

An example of a payment text file:
payment@king.net 999 USD

This textfile will, when uploaded to PayPal, process a payment of $999 US Dollars to the PayPal address payment@king.net

Save the textfile as anything you'd like, just try to remember where you saved it for later.

III. Log in to your PayPal account the usual way, but instead of sending a payment the regular way, look for the small link on the bottom of your screen that says "Mass Pay". Found it? Good, now click it.

IV. You are now one step away from doing a mass payment. Browse to find the text file you just created in notepad and upload it to PayPal as directed. Type in the e-mail address you want the receipt to be sent to and perform the payment by clicking the button.

Voila! The PayPal recipient has now received his/hers payment and it only cost you $1 in fees, instead of 4% !

Good luck with mass pay payments, it has saved me a couple of bucks as some deals involve adding the 4% fee to the final sales price.

Will you believe me when I say KING.NET will value US$10 Million or more after year 2015?

As I continue to use this domain to introduce and conduct businesses I keep receiving offers. Well not enough to consider it. As I posted last April 2 (http://www.king.net/2008/04/kingnet-is-forsale.html), you will only get my attention when you offer me at a minimum US$ 2 Million to start the negotiation. This is not including escrow transaction fees.

It is just around the budget when pizza.net last auction ended at US$ 1.15 Million bid. If you use google search engine, it will produce 175,000,000 results for "pizza" while "king" return 538,000,000.

As expected, a lot of domain investors doesn't believe that .net version of pizza.com will not sell close to 15% which is US$390K at least. The posted bid for pizza.net is US$1.15 Million this is 44.23% as compare to pizza.com. Of course after the confirmation of sale.

Based on this record sale, KING.NET is just around the target. The domain name was registered since 1995. In 2015 - 2025 the price could reach US$10 Million or more, will never know and only time can tell.

Meanwhile I will enjoy using KING.NET to transact my business.
